I started in 2014 doing rental viewings in Kota Damansara for a firm that measured us on listings uploaded. It taught me exactly the wrong habits, and then it taught me why they are wrong: a client who takes four months to buy the right thing is worth more than four clients who buy the wrong thing quickly.

Since then I have worked one book, five areas, and no sub-agents. When you message this number, I am the one who reads it — and I am the one who walks the unit before you are asked to give up a Saturday for it.

The parts of this job that go wrong are almost never the viewing. They are the title that turns out to be leasehold with 61 years left, the maintenance arrears nobody disclosed, the loan margin the bank quietly cut after valuation. Those are what I check first.

Questions worth asking any agent

Who pays your fee?

The seller or the landlord does, at the scale the Board publishes — up to 3% of the sale price, or one month's rent for a one-year tenancy. A buyer or tenant pays us nothing. If anyone asks a buyer for a fee, ask to see which rule permits it.

How do I check that a negotiator is real?

Every registered negotiator carries a REN number and practises under a registered firm — both are printed above. You can verify them on the BOVAEP public register. An agent who will not give you a REN number is not registered.

How much cash do I actually need beyond the deposit?

For a first purchase, budget roughly 4–5% of the price on top of the deposit: stamp duty on the transfer, stamp duty on the loan, the solicitor's scale fees on both agreements, and valuation. The calculator above works this out for a specific price.

What if I am not ready to buy for another year?

Say so. We will keep the brief and send you the two or three things a year that genuinely fit, rather than a weekly listing dump. Most of our best transactions started as a conversation twelve months early.

Start with a question, not a viewing

You do not need to be ready to buy. Most useful conversations here begin a year out, with someone working out whether the plan is even financeable. Ask that first — it is free, and the answer decides everything after it.
